Bay Area Real Estate Update
Mortgage Rates Steady
From Redfin's Chief Research Economist Chen Zhao and Rocket Mortgage.
The Federal Reserve left interest rates unchanged at its June meeting, but policymakers' updated projections ("dot plot") now point to the possibility of a rate hike later this year instead of the rate cuts many had previously expected. While the Fed doesn't directly set mortgage rates, the shift reinforces that inflation remains its primary focus.
What is the federal funds rate?
The federal funds rate is the interest rate banks charge each other for overnight loans. It isn't a fixed number — it's a target range set by the Federal Open Market Committee and moves based on key economic indicators such as inflation, job growth, and GDP. When the Fed raises this rate, banks' borrowing costs increase and consumer rates (including mortgages) tend to follow. When the Fed cuts it, borrowing becomes cheaper and mortgage rates often ease.
How it affects mortgage rates:
-
Fixed vs. Adjustable Loans: Adjustable-rate mortgages react more directly to changes in the fed funds rate. Fixed-rate loans are influenced more indirectly (via bond markets, investor demand, and more).
-
Market Expectations and Timing: Mortgage markets often “price in” Fed decisions early. A future cut or hike may already be reflected in today's rates.
-
Affordability and Demand Shifts: When rates fall, buyers' budgets stretch further, often bringing more buyers back into the market and tightening inventory.
Trying to “time the Fed” is risky: It's wiser to focus on affordability, property goals, and locking in strong rates when it makes sense.
United States Housing Update
From the National Association of REALTORS® (NAR) and Redfin.
The national housing market continues moving toward a healthier balance. Nationally, home prices increased approximately 2.5% year over year in May, reflecting a more sustainable pace of appreciation than we've seen in recent years.
However, new listings declined slightly this spring yet active listings remain elevated as homes spend more time on the market. Buyers have more options and competition has eased in many markets.

Bay Area Update
From the San Francisco Association of REALTORS®️MLS, San Francisco Chronicle and the New York Times.
While many housing markets across the country are becoming more balanced, San Francisco remains one of the nation's most competitive, and local data tells a similar story. According to the San Francisco Chronicle, active listings are down roughly 36% year over year while pending home sales through May were up nearly 8% compared with the same period last year, suggesting buyer demand remains strong despite higher mortgage rates.
📈 Can You Really Buy a Home with Anthropic or OpenAI Stock?
One of this month's biggest real estate headlines featured Bay Area homes marketed as accepting pre-IPO Anthropic or OpenAI stock instead of cash. While these transactions are technically possible, they're exceptionally rare due to legal, tax, and valuation complexities.
The bigger takeaway is what these listings represent: the amount of wealth being created by the Bay Area's AI industry and what that could mean for our local housing market in the years ahead.
🤖 AI Growth Is Also Affecting the Rental Market
The Bay Area's AI hiring boom has fueled demand for rentals, adding pressure to an already limited housing supply. Compared to April last year, rents spiked nearly 15% on average in San Francisco.
⚡️ New Electric Renovation Requirements
Beginning July 1, certain renovation projects that replace major mechanical systems, such as water heaters or furnaces, may require homeowners to replace natural gas appliances with fully electric systems. Depending on the project, this could significantly increase renovation costs, making it an important consideration for homeowners planning future upgrades.
